Maharashtra Makes Aadhaar Mandatory for Property Document Registration from Oct 1

From October 1, Maharashtra will require the Aadhaar number for all property document registrations, aiming to curb fraud and streamline records.
The state government announced that, effective October 1, Aadhaar will be compulsory for registering any property‑related documents, including sale deeds, mortgage agreements and lease contracts.
The policy is part of a wider drive to digitise land records and curb fraudulent transactions; linking Aadhaar is expected to verify the identity of buyers, sellers and lenders more reliably.
The Maharashtra Registration and Stamp Department has instructed registrars to collect the 12‑digit Aadhaar number and, where feasible, conduct biometric verification. Existing registrations remain unchanged.
While officials say the step aligns with the central push for Aadhaar‑based services, some civil‑rights groups have raised privacy and exclusion concerns for those without Aadhaar.
All district registrars will implement the rule and detailed guidelines will be issued to ensure a smooth transition before the deadline.
