Tamil Nadu raises self‑certification limit for residential projects to 5,000 sq ft

The Tamil Nadu government has increased the maximum area for which builders can obtain self‑certified residential approvals from 3,000 to 5,000 square feet, Housing Minister announced.
The Housing Minister addressed the Tamil Nadu Legislative Assembly on Wednesday, stating that the state will now permit self‑certification for residential building plans up to 5,000 square feet. This move replaces the earlier ceiling of 3,000 square feet that required external verification.
Self‑certification allows developers to certify that their projects meet all statutory norms without waiting for third‑party approvals, thereby accelerating construction timelines. The minister said the revision aims to reduce bureaucratic delays and support the growing demand for mid‑size housing units.
Industry bodies welcomed the decision, noting that a higher limit could lower compliance costs and speed up delivery of affordable homes. The new provision will take effect from the start of the next financial quarter, and the department will issue detailed guidelines shortly.
