The state government of Maharashtra issued new regulations aimed at streamlining the redevelopment of housing societies. The move seeks to address delays and disputes that have plagued many projects across the state.

Under the revised framework, a redevelopment proposal can proceed only after securing the consent of at least 51% of the society's owners, a higher threshold than previously required. This change is intended to ensure broader consensus before large‑scale construction begins.

The rules also introduce provisions for virtual participation, allowing owners to join decision‑making meetings online. This flexibility is expected to improve attendance, especially for members who live abroad or in distant parts of the state.

Officials said the tightened process balances the need for efficient project execution with greater transparency and owner involvement, aiming to reduce litigation and accelerate the delivery of upgraded housing units.
